Made in duplicate the 31st day of August

in the year of our Lord one thousand nine hundred and thirty-five.

In Pursuance of the Short Forms of Conveyances Act:

Between

Cecil V. Langs, of the City of Hamilton, in the County

of Wentworth, Barrister-at-Law and Estelle J. Riegel of the City

of New York in the state of New York, one of the United States of America, Married

woman, hereinafter called the Grantors

of in First Part

and

Hamilton Health Association, hereinafter called the

Grantee

of in Second Part:

and

Edith E. Langs, wife of the said Cecil V. Langs, of the same place, hereinafter called the

party

of in Third Part:

Witnesseth, that in consideration of other valuable consideration and the sum

of One………………….Dollar of lawful money of Canada now paid

by the said grantee to the said grantors, the receipt whereof is hereby them

acknowledged, they the said grantors do grant unto the said grantee in fee simple

All and singular that certain parcel of tract of land – and premises situate,

lying and being in the Township of Ancaster in the County of Wentworth

and Province of Ontario and being composed of Parcel “A” according

to plan of Mountain Veiw Heights registered in the Registry Office

for the Registry Division of Wenworth as Number 699 said plan

being a resubdivision of part of Mountain View Survey registered in

the said Registry Office as Number 575.

To have and to hold unto the said grantee its successors and assigns to and for its and their sole and only use forever.

Subject nevertheless to the reservations, limitations, provisos and conditions expressed on the original Grant thereof from the Crown and to the restrictions hereinafter

contained.

The Grantee hereby covenants with the grantors that the said grantee and its successors in title will at all times hereafter observe and perform the following restrictions:

1. The lands hereby conveyed shall be used for park and/or residen-

tial purposes only.

2. No building shall be erected thereon, except single family resi-

dencesxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx

and each residence shall cost not less than 6,000.00, exclusive of

the lands occupied by the same.

3. No other buildings shall be erected on the said lands except a

garage in connection with each residence erected on the said lands.

The said grantors Covenant with the said grantee That they have the right to

convey the said lands to said grantee, not withstanding any act of the said grantors

And that the said grantee shall have quiet possession of the said Land – free from all

incumbrances

And the said grantors Covenant with the said grantee that they will execute

such further assurances of the said land as may be requested

And the said grantors Covenant with the said grantee that they have ????

????? to incumber the said land

And the said grantors Release to the said grantee all their claims upon the

said land

And the said Edith ?. Langs, wife of the said Cecil V. Langs,

hereby bars her dower in the said lands.
