Chedoke brow lands plan targets retirees – Developer’s proposal expected to be considered by council early next year
маси By Mark Newman/News staff News Nov 12, 2009 Active, wealthy retirees who don’t want to do much cooking are part of the focus in the final plans for development of Chedoke brow lands that were submitted to the city late last month “We are looking at an adult lifestyle community, which basically means retirement (living),” said Ron Starr, president of development at Deanlee Management. The Mississauga developer purchased the 9.6 hectare (24 acres) brow lands along Sanatorium Road north of Scenic Drive from the Chedoke Health Corporation nearly three years ago and has been working on their development plans since then. Starr said Deanlee has teamed up with Origin Evergreen, a company that specializes in building communities for active retirees. “It’s... [Read more about this ...]
Residents gearing up for OMB fight with developers over plans for Niagara Escarpment in Pleasant View
MPP says no retirement home Residents gearing up for OMB fight with developers over plans for Niagara Escarpment in Pleasant View BY ERIC MCGUINNESS Hamilton Spectator DUNDAS ? Liberal cabinet minister Ted McMeekin says there’s no way a 760-unit retirement community will ever be built in rural Pleasant View neighbourhood at the foot of the Niagara Escarpment. “That development will not go ahead,” he declared in a telephone interview Friday. “It’s contrary to the Parkway Belt Plan, previous OMB (Ontario Municipal Board) decisions, the city’s official plan, provincial interests and what the Niagara Escarpment Commission (NEC) wants to do.” McMeekin said he told planner Ed Fothergill, who represents three corporate owners of the 80hectare site: “There’s no friggin’ way it’s... Brow lands plan shows lack of foresight
Brow lands plan shows lack of foresight Chris Erl, Hamilton Mountain Letters To The Editor – Mountain News Nov 20, 2009 Re: Chedoke brow lands plan targets retirees (Nov. 13) It seems to be a pattern in Hamilton whereby a problem arises, a mediocre plan is developed and neither side in the dispute is at all satisfied with the outcome This pattern is soon to repeat itself with the “re-development” of the Chedoke brow lands. Deanlee Management has submitted an official proposal to the city’s planning department that would see another exclusive, destructive and unsustainable development scar the face of our community, already in desperate need of a new attitude. The units in this sprawling new development along the escarpment will start at $250,000, well out of the reach of a vast... [Read more about this ...]

The proposed development sited in the NEP’s Urban Area has evolved since the original application in response to feedback from the City, NEC staff and other agencies. The proposal now includes the following: · 81,000 square metres of gross floor area and 725 residential apartment units · some limited commercial or other non-residential uses · conversion of Sanatorium Drive to a private road · retention of two heritage buildings ·... Lots Of Love for the Niagara Escarpment
Sarah Harmer winning allies in Burlington quarry fight The Hamilton Spectator Graham Rockingham Sarah Harmer has gained the support of Burlington Mayor Cam Jackson and world renowned architect Douglas Cardinal in her fight against a quarry proposal on Mt. Nemo in north Burlington. Cardinal, designer of the $340 million Canadian Museum of Civilization, spoke at a public meeting Thursday night, organized by the group co-founded by Harmer to oppose the application by Nelson Aggregates. Cardinal, introduced at the meeting by the Burlington mayor, told the audience of about 50 people that the community should be working toward a new cultural and natural heritage vision for the ecologically sensitive Niagara escarpment lands. At one point, Cardinal said it would be “insanity” to dig a quarry... [Read more about this ...]
City planners will recommend development for Chedoke brow lands
But size and scope of Chedoke project still be determined By Mark Newman http://www.hamiltonmountainnews.com/news/article/142924 Sep 12, 2008 West Mountain residents who were hoping for no development on the Chedoke brow lands are going to be disappointed. City planning staff, currently reviewing a revised plan by Deanlee Management to build upwards of 600 high end condominium units on the site, will be recommending some sort of development on the brow lands to the economic development and planning committee in the fall. “We’re not suggesting no development at all,” said Brenda Khes, a senior project manager with the city. “What we’re trying to figure out is how much.” Ms. Khes noted the lands are designated as urban and the Mississauga developer has provided... Chedoke Brow Lands could see fewer units ??!! By Mark Newman Mountain News Aug 08, 2008 When Deanlee Management submits its final draft plan for Chedoke brow land development to the city in the next few weeks it could contain fewer then the 750 units the Mississauga developer had originally proposed. “It could vary any place from 600 to 750 (units), but we don’t think the 750 is something that we’re going to push simply because I think, given some of the market studies we’ve done, we’ve seen people want larger units,” said Ron Starr, president of development at Deanlee. After reviewing comments from city planning officials and agencies such as the Niagara Escarpment Commission about the proposal that was given to the city in June 2007, Mr. Starr... UPDATE – Deanlee Management – Chedoke Development Application
F.Y.I. The deadline of 180 days to respond to Deanlee Management’s Chedoke Development Application will not be met. However, Kirsten MacCauley from the Planning & Economic Development Department has advised that City Hall is working with the applicant to address issues that have come forward as a result of reports and comments received regarding the application. Anyone that attended the meetings in the Fall (and signed the signin sheets) will be notified of the public meeting regarding the application, with the City, once it has been scheduled. More information will be posted as it becomes available. Colleen
Chedoke Browlands development proposal not carved in stone
The following article was posted in the February 1, 2008 Mountain News. Firstly, I would like to advise the community of some FACTS: 1. Deanlee is paying 5 millions for this property…I think that’s a steal and a profit margin would be easily obtainable. 2. We have submitted a pettition to the City with approximately 600 names against this type of development. (note that these are voting individuals in the community). 3. The community voted for the type of development they could live with, The vote overwhelmingly opted for the single family homes. The stats are posted on our site for your information. In my opinion, the above outweighs the 14 individuals that have expressed their interest in the type of units Deanlee is proposing. ____________________________________________________ Brow... Deanlee Management Inc. Sponsored Bus Tour
On Thursday, January 17th, Deanlee Management Inc. arranged a tour of some residential development in Mississauga and Toronto which they felt would give a good sense of possible configurations etc. for the Chedoke Browlands. I shot a series of pictures: You can view the sets at Flickr.com by clicking here or you can quickly scroll through each set by clicking on the thumbnails below. However, the aerial views on the ‘flickr site’ will aid in understanding the environmental framework within which these developments occurred and it is obvious that none are remotely like the Chedoke Brow area. For instance, all of the developments are located within close proximity to major road systems. ______________________________________________________________ Fram Development-... Deanlee Management – What Residential Projects Have They Completed?
At the last “Secondary Plan” meeting, I was speaking to Hugh Thompson (Deanlee’s inconspicuous representative at our public meetings).? I asked what other residential projects Deanlee Management has worked on.? He stated that this (the Chedoke brow project)?was a different kind of project (not sure of his exact wording).? I took this to mean that Deanlee has not done residential development before.? Is there someone out there that can shed some light on this subject?? The residents in the neighbourhood want to see examples of some of the residential projects they have completed.??? We want to see their portfolio.

Niagara Escarpment Commission Decision Made – Closing Mackie’s Mountain Archery
On the CH news tonight at 6:00, there was a story which definitely caught my eye involving the power of the Niagara Escarpment Commission It amazes me that the Niagara Escarpment Commission is closing down “Mackie’s Archery Range” (which is on privately owned land…which is zoned agricultural I believe) , because it doesn’t fit in their plan. This is not in line with what the “Keep it Scenic” group have been told at a number of meetings. We were told that the Niagara Escarpment Commission only concerns themself with the land from the edge of the brow land to the bottom of the hill. This story portrays a very different power of the Commission. See the attached article available before the decision was made. I am sure the story will be big news... [Read more about this ...]

Short Of A Riot – Nothing Will Stop This Process
I’m certainly not advocating a riot… at any rate, we are much too civilized, or too comfortable, or too worn out, or just too damn old for such an enterprise. However, as a participant in the community sub-committee meeting of Nov.5, I have this to say – the game is rigged and we are mere props with the word ‘rubberstamp’ writ large. Staff from the Department of Planning and Economic Development offered, what were essentially, three options. The first option, no development, was a non-starter, wasn’t discussed at all. (The ‘No development’ option is a purview that would require Parks or Heritage or other such organizations to be present. In other words, you see the world from where you sit) The other options were varying degrees of leaving very... [Read more about this ...]

Chedoke Browlands Provide the Opportunity to Create a Real Neighbourhood Who in the western half of Hamilton Mountain wouldn’t love their own little mountain-brow village By >Jason Leach Oct. 22, 2007 As the battle for the Chedoke Browlands continues, I must admit that I am disheartened not to hear a call from local residents or other residents of Hamilton to have this development become more mixed-use. Imagine turning some of those old pavilions into mixed use buildings with lofts above and cafes/stores at the ground level with nice patios. Local folks from the west mountain could go for a stroll, do some shopping, have dinner and walk along the brow for a nice evening out. [Read more about this ...]

Silt from Suburbs Threatens Cootes Paradise
October 25, 2007 Eric McGuinness The Hamilton Spectator (Oct 25, 2007) Cootes Paradise will be filled in within 90 years, unless steps are taken to stop silt washing downstream from rapidly urbanizing areas of the west Mountain, Ancaster, Dundas and Waterdown. Brantford Resident Lends Her Voice….
October 25, 2007 Mary Ellen Kaye The Hamilton Spectator Brantford (Oct 25, 2007) Re: ‘Keep it scenic, Mountain residents tell condominium developer’ (Oct. 22) We have the same issue in Brantford. Beautifully treed lots are being converted to apartment complexes right along the Grand River. Keep it scenic, Mountain residents tell condominium developer
Residents near the Chedoke development site want an alternative to highrises. Carmela Fragomeni The Hamilton Spectator (Oct 22, 2007) One of the few remaining open spaces on the west Mountain with a scenic view of the lower city is slated for development, upsetting neighbours who don’t want to lose the view or the peacefulness of the area. The residents are trying to preserve as much as they can with a campaign to keep Scenic Drive scenic, by working on alternatives to 750 condominium homes, some in highrises, planned for the old Chedoke hospital site. Ward Councillor Terry Whitehead calls the Chedoke brow lands the last bastion of green space on the Mountain and likens its high heritage value to that of the city’s beachfront. Residents support modest plan for browlands
Mark Newman, Oct 19, 2007) Maintaining public access to Mountain brow trails, keeping as much green space as possible, limiting development to single family homes or three or four storey buildings and saving the former continuing care building at the north end of the site were among the common themes that emerged from a public meeting on the future of the Chedoke brow lands Oct. 11. About 60 area residents attended a public information centre at Mohawk College, where with the help of city staff, they broke into 12 groups and mapped out the kind of development they would like to see or at least could live with on the brow lands. Several residents expressed previous concerns that development of the brow lands will lead to increased traffic in their neighbourhood. Some maintained that no development... Covenant on the Chedoke Brow Land and New Legislation
I found the excerpt from Section 119 (9) of the Land Titles Act (e-laws.gov.on.ca) I feel that this information would be pertinent to the proposed development of the Chedoke Brow Lands. Section 119 (9) of the Land Titles Act prescribes that: “Where a condition, restriction or covenant has been registered as annexed to or running with the land and no period or date was fixed for its expiry, the condition, restriction or covenant is deemed to have expired forty years after the condition, restriction or covenant was registered, and may be deleted from the register by the land registrar”. If you read the Covenant as I have written out, it would seem to me that it is proposed for the grantee, its successor and forever. In my opinion, this would indicate that the expiry date prescribed... [Read more about this ...]

Are We Being Bulldozed Already??
The following was forwarded to me. This is very concerning. Will this happen to us and the Chedoke Brow Land? Turtle ponds in jeopardy again A new plan to build townhouses on environmentally sensitive land in Stoney Creek will not face a local public process. Parkside Hills has decided to take their proposal directly to the Ontario Municipal Board (OMB), thus freezing citizens out of the process and leaving councillors to decide the city?s position in secret. The company wants to build about 60 units on public school board property north of the QEW and just east of Confederation Park.
